Fair market rental evaluation

We evaluate the market to determine fair market rental rates based on season and holidays to help you get the most for your vacation rental income potential. There is also opportunity with longer stay guests to offer slight discounts, maximizing occupancy.

Digital marketing

We do all the work for the digital creation and marketing of your property online. Descriptions, graphics, social media promotions, and Search Engine Optimization (SEO) when applicable.

Online vacation rental websites

We create, set up, and manage your property listing with all the major vacation rental websites that are most effective in our geographic area.

Staging & photography

We facilitate the staging and professional photo shoot of your property so that it will show beautifully.

Welcome book

We create a welcome book for your property that tells about the property, rules, guidelines, emergency contacts/services and resources, and locations for grocery shopping, markets, and entertainment. We include a history of the area, local customs and helpful instruction, with much more.

Bilingual lease agreements

For direct rentals we put together a bilingual lease agreement that protects the property and owner. This agreement has been constructed by our real estate attorney to protect your property.

Multiple channel calendar management

When you have your property listed on many different websites and each website has its own calendar, it can be a challenge to avoid double booking. We have the technology to keep this simple and effectively managed.

Prospective renter inquiries

Prospective renters have lots of questions about a property. We answer all the common questions in the online listings. Renters don’t often take the time to read a property description so they ask a lot of questions, and that can make for a lot of back and forth conversation with prospective renters. We handle all the inquiries.

Check in, check out, and more!

We facilitate meeting your guests & renters at the property for check in, property & neighborhood orientation, answer questions, and we meet them at the property for check out and inspection of the property. This is important to do in person to confirm that it is only those persons listed on the reservation checking in (not a party three times the size of the reservation).

Income = taxes due

We receive the gross rental income, we pay the appropriate SAT(Federal) taxes, State taxes, City taxes, and lodging taxes. We also provide tax compliant receipts(facturas). When NET income is available for distribution to you, we withhold and pay the foreign income taxes due. You have zero tax reporting to do in Mexico, as we handle all of the taxes and tax distributions for you.

Bookkeeping & accounting

In bookkeeping and accounting we apply only professional accounting methods. Our clients receive monthly reporting with copies of all receipts, assuring transparency and clarity. We employ bilingual bookkeepers and accountants so when there are questions you can have clear answers.
