Long term rentals consideration:
We receive a lot of requests for people looking for “long term rentals”, the technical definition of this based on Jalisco State Government is 12 months or more, anything below 12 months is considered transient/hotel/short term lodging.
Being that our market is booming with rental business during the high season November-April, and lots of excess inventory during June-October, the large majority of advertisements for rentals are all posted as short term rates.
So how do you get long term rates?
You have to ask, if you see something you like but the rate is clearly a short term rate, send a message and ask what rate would they offer if you rented the unit for _____ amount of days or months. Careful not to use long term description as 12 months is probably not what you intend, likely you are looking for something for 2-6 months as those are what we see most requests for when people want something other than a short term rate.
Position yourself strongly, offer to pay the amount in full upfront for the time you have requests, this will be more appealing to the owner. ** Be careful about how you pre-pay and to whom, there is a lot of fraud in this market. How to avoid fraud, when making payments for rentals directly to owners or representatives (not booking through a safe online platform).
No country or geographic area for vacation rentals is without problems of such types.
How can you avoid showing up to your beautiful vacation rental and finding it doesn’t exist or the person whom you sent money to was a fraud, or did not own the property?
The best way to do this is to use third party payment processors that offer a level of protection to the consumer such as www.airbnb.com or www.vrbo.com or www.paypal.com (Payment for services).
Vendors such as airbnb, Paypal, and vrbo go through a vetting process to verify the owner is the owner, but also protect the consumer if there is fraud.
It is possible for the person to send you a “special offer” through the platform for example for a 2-6 month rental and then you can pay through the website and have protection to not loose your money to a fraud.
But if you want to send money directly to someone, here are some steps you can take to protect yourself.
- Verify they are the owner of the property, by means of asking to see the first page or two of the deed or in Mexico it is called the Escritura, or if they will not provide this ask for a copy of the water bill and the electric bill.
- Only wire money or deposit money in a bank account with a name that matches the name on one of the documents listed in #1. If you deposit money in another persons account this would be a big source of fraud.
- Have the person provide you a copy of their ID to make sure it matches the name on the deed/escritura and or utility bills.
- Have someone you know on the ground go and do an evaluation of the property and the documents listed above, or when you are in town plan on doing this yourself for the following year if you come every year.
