Claro, 2020 se vio obstaculizado por covid, pero a\u00fan as\u00ed fue un a\u00f1o bastante decente. Lo que se perdi\u00f3 en 2020 debido al covid, como muestra el gr\u00e1fico siguiente, se compens\u00f3 con creces en 2021, que super\u00f3 incluso la l\u00ednea de tendencia. Las dos regiones, que abarcan dos estados diferentes y por lo tanto con la comercializaci\u00f3n y la marca por separado, son vistos por las asociaciones locales de bienes ra\u00edces como un solo destino. Tradicionalmente Puerto Vallarta ha sido el mercado m\u00e1s grande con 70% de todas las ventas en 2017. Pero eso continu\u00f3 cayendo hasta que fue responsable de s\u00f3lo 63% de todas las ventas en 2021.<\/p>\n\n\n\n<p>En cuanto al volumen de ventas, ha aumentado en casi 230%, de poco menos de $400 millones en 2017 a $615 millones en 2021. Nota: aunque el peso es la moneda nacional de M\u00e9xico, la mayor\u00eda de las propiedades inmobiliarias aqu\u00ed se han valorado y vendido en d\u00f3lares estadounidenses durante bastante tiempo. Y como la actividad del mercado ha aumentado, los niveles de inventario han tratado de mantenerse al d\u00eda con numerosos nuevos proyectos en desarrollo, pero actualmente la demanda es m\u00e1s fuerte que la oferta. Debido a esto, el diferencial entre el precio de lista y el precio de venta se ha reducido. En 2017, la diferencia era de 10%, pero en 2021 se redujo a 7%.<\/p>\n\n\n\n<p>Y como la demanda supera a la oferta, los precios suben. Hoy en d\u00eda hay menos propiedades disponibles por debajo de $100,000 con el rango m\u00e1s caliente entre $250-$500,000. Pero sigue siendo un destino de turismo inmobiliario relativamente barato con 85% de ventas por debajo de $500,000, y b\u00e1sicamente se ha mantenido as\u00ed desde 2017.<\/p>\n\n\n\n<p>Si nos centramos s\u00f3lo en los condominios (que representan alrededor de 85% del mercado), el condominio medio ha subido 25% durante este per\u00edodo de tiempo, como se muestra en el gr\u00e1fico siguiente.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" width=\"1024\" height=\"690\" src=\"http:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Condo-Sales-Graph-1024x690.png\" alt=\"\" class=\"wp-image-10204\" srcset=\"https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Condo-Sales-Graph-1024x690.png 1024w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Condo-Sales-Graph-300x202.png 300w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Condo-Sales-Graph-768x517.png 768w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Condo-Sales-Graph.png 1280w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Y si limitamos nuestro an\u00e1lisis s\u00f3lo a los condominios de dos dormitorios (que suponen alrededor de 50% del inventario vendido), han subido algo m\u00e1s de 20%.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" width=\"1024\" height=\"742\" src=\"http:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-2-bedroom-Sales-1024x742.png\" alt=\"\" class=\"wp-image-10205\" srcset=\"https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-2-bedroom-Sales-1024x742.png 1024w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-2-bedroom-Sales-300x218.png 300w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-2-bedroom-Sales-768x557.png 768w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-2-bedroom-Sales.png 1280w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Las unidades de dos dormitorios, como se ha mencionado, representan la mitad de los condominios vendidos, y ese n\u00famero ha sido bastante constante en los \u00faltimos cinco a\u00f1os, al igual que para otros tipos de condominios. Los estudios representan alrededor del 5% del mercado, las unidades de un dormitorio - 25%, las unidades de tres dormitorios - 17%, y las unidades con cuatro o m\u00e1s dormitorios representan s\u00f3lo el 3% del inventario vendido.<\/p>\n\n\n\n<p>Lo que ha cambiado son los precios de venta. Los estudios han subido 25% en este periodo de tiempo, pero las unidades de un dormitorio han subido 40%, las de tres dormitorios - 23% mientras que las grandes unidades de 4 dormitorios o m\u00e1s han subido 33%.&nbsp;<\/p>\n\n\n\n<p>En cuanto al tama\u00f1o de los condominios, aproximadamente un tercio de todos los condominios vendidos ten\u00edan menos de 100 m2, y otro tercio oscilaba entre 101-150 m2. Aqu\u00ed podemos ver en la parte superior, en verde, que los condominios con precios entre $100,000 - $249,000, cayeron de tener 47% en 2017 del mercado vendido a s\u00f3lo 39% en 2021.  El inventario de condominios que se vendieron por menos de $100,000 tambi\u00e9n cay\u00f3, mientras que los precios de condominios entre $250,000 y $499,000 aumentaron de tener solo un tercio (33%) de todas las ventas en 2017, a 42% en 2021. Los otros dos rangos de precios tambi\u00e9n aumentaron, pero en un grado mucho menor.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"804\" src=\"http:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Sold-Condos-Inventory-Graph-1024x804.png\" alt=\"\" class=\"wp-image-10207\" srcset=\"https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Sold-Condos-Inventory-Graph-1024x804.png 1024w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Sold-Condos-Inventory-Graph-300x236.png 300w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Sold-Condos-Inventory-Graph-768x603.png 768w, https:\/\/mexpatrealtors.com\/wp-content\/uploads\/2022\/06\/Total-Sold-Condos-Inventory-Graph.png 1224w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Esto tiene sentido, ya que, al subir todos los precios, habr\u00e1 menos unidades de bajo precio disponibles para vender. Lo interesante es que gran parte del crecimiento se centra en la horquilla de precios de $250.000 - $500.000. Es el punto dulce. Este es el punto dulce. Puerto Vallarta y Riviera Nayarit, como se mencion\u00f3 anteriormente, siguen siendo una regi\u00f3n con precios relativamente baratos en comparaci\u00f3n con otras regiones tur\u00edsticas \/ retiro. Pero poco a poco est\u00e1 subiendo.&nbsp;<\/p>\n\n\n\n<p>Entonces, \u00bfd\u00f3nde est\u00e1n situados todos estos condominios que se han vendido? Hemos estado rastreando las siete regiones m\u00e1s populares en los \u00faltimos cinco a\u00f1os y son: South Shore, Centro Sur, Zona Hotelera, Marina Vallarta, Nuevo Vallarta y Bucerias, junto con la relativamente nueva zona popular Francisco Villa West, que incluye Versalles y Fluvial, situado entre Francisco Villa y la Zona Hotelera.<\/p>\n\n\n\n<p>En 2017 estos ocho representaron 85% de las ventas de condominios mientras que en 2021 baj\u00f3 a 72%. Algunos han disminuido en n\u00famero de ventas, como la Costa Sur que pas\u00f3 de 14% a 7%, y el Centro Sur que pas\u00f3 de 22% de ventas a s\u00f3lo 14% (aunque sigue siendo la zona m\u00e1s popular). Marina Vallarta en realidad aument\u00f3 de 4% a 6% y podemos ver que por el n\u00famero de proyectos de condominios que han subido aqu\u00ed en los \u00faltimos a\u00f1os.<\/p>\n\n\n\n<p>Si limitamos nuestro estudio a solo cuatro de las regiones m\u00e1s populares (se han mantenido en las cuatro primeras posiciones a lo largo de los \u00faltimos cinco a\u00f1os), encontramos que en 2017 representaron 62% de todas las ventas de condominios, mientras que en 2021 solo representaron 42%.&nbsp;<\/p>\n\n\n\n<p>\u00bfQu\u00e9 est\u00e1 pasando? Bueno, algunas cosas. Primero, el mercado se est\u00e1 diversificando, extendi\u00e9ndose hacia el norte en Riviera Nayarit pero tambi\u00e9n detr\u00e1s de Vallarta en \u00e1reas como Versalles y Pitillal. Tres de las regiones populares mencionadas anteriormente se encuentran dentro de Puerto Vallarta, mientras que s\u00f3lo una est\u00e1 en Riviera Nayarit. Pero Nayarit es cada vez m\u00e1s popular, como se mencion\u00f3 anteriormente, hasta 7% a ahora representan 30% de todas las ventas en la regi\u00f3n PV \/ RN. Nayarit tiene m\u00e1s playas y costas accesibles, pero lo m\u00e1s importante es que tiene espacio para crecer: hay m\u00e1s costa urbanizable en Riviera Nayarit que en Vallarta. Gran parte de la costa sur de Vallarta ni siquiera es accesible por carretera. Y la parte que s\u00ed lo es es monta\u00f1osa, lo que limita en cierta medida el desarrollo. En Puerto Vallarta, los promotores inmobiliarios se est\u00e1n instalando en barrios como Versalles y construyendo torres de condominios, algo nunca visto. Pero para los promotores que quieren construir en terrenos frente al mar, cada vez se ven m\u00e1s obligados a ir a Nayarit.<\/p>\n\n\n\n<p>Un \u00faltimo gr\u00e1fico. Muestra el precio medio de venta de un condominio en la regi\u00f3n desde 2003. Como se puede ver, los precios subieron dram\u00e1ticamente desde 2003 hasta 2007. A continuaci\u00f3n, los precios comenzaron a caer durante los pr\u00f3ximos diez a\u00f1os hasta 2017. Para mantener los precios bajos desarrolladores que estaban construyendo se centra en unidades m\u00e1s peque\u00f1as que no estaban frente al mar.
